Warehouse Roofing Leads, Booked as Inspections
Lead Engine Sales and Marketing books roof inspections on warehouse and distribution buildings, where large low slope roofs protect stored product and the cost of a leak is inventory damage. Callers ask about the roof system, its age, active leaks over racking and who signs off on repair work. Each confirmed inspection reaches one roofing contractor per market.
Warehouse roofs are large, low slope and expensive to replace, and a leak over racked inventory costs far more than the repair. That combination makes warehouse operators willing to take an inspection when the call is specific. We call warehouse and distribution operators, ask what is on the roof and whether it is leaking over stock, and book the inspection.
Who do we call about the roof?
- warehouse managers
- distribution center managers
- logistics operations directors
- industrial property owners
What do we ask on the call?
- roughly what is the square footage
- what roof system
- any leaks over racking or over dock doors
- is the building owned or leased
- who handles building repairs
How does the appointment reach you?
Every appointment lands on your calendar with the address and the time on it, so your estimator knows where they are going and when. Before it reaches you it clears the seven checkpoints of the Lead Engine Appointment Standard.
Why is this different from buying leads?
Shared form leads put you in a race with other roofers. We work with one contractor per market so every inspection we book is only ever yours.
What else do buyers ask before the inspection?
Why is warehouse roofing worth prospecting?
The square footage is large, so a single booked inspection can be worth many residential jobs.
What if the warehouse is leased?
We ask on the call. If the tenant does not control the roof we get the owner or management company instead.

7 checkpoints every appointment clears before it reaches you
Most companies describe a process. This one is written down, checkpoint by checkpoint, so you can hold us to it. An appointment that fails any checkpoint is fixed, rebooked or dropped before your estimator ever sees it.
- 01
Building contact and authority confirmed
The rep confirms they are speaking with the property manager, facility manager, owner or asset manager who can approve a roof inspection.
Fails when: Contact cannot approve a roof inspection.
- 02
Property inside the contractor's approved service area
Every appointment is checked against the zip list and drive radius you approved at kickoff. If the address sits outside your area we do not book it, we do not pass it to you as a courtesy, and we do not sell it to another roofer in the same market.
Fails when: Address outside your approved zips or drive time.
- 03
Roof system, approximate age and the reason for the inspection documented
Roof system, approximate age and the reason for the inspection documented, such as an active leak, a failed survey, a planned replacement or the next budget cycle.
Fails when: No stated reason for the inspection.
- 04
Decision maker confirmed to be present at the appointment
We ask directly whether anyone else is involved in the decision, and if so we book a window when that person is also home. For commercial and property manager appointments we confirm the contact's authority to approve an inspection and who signs off on scope.
Fails when: Decision maker unavailable at the proposed time.
- 05
Specific inspection window agreed and read back
A specific inspection window agreed with that contact and read back, including site access.
Fails when: Contact will not commit to a specific window or site access.
- 06
Calendar invite issued with a unique reference ID
The appointment lands on your calendar with a unique reference ID, the qualification notes attached, and confirmation sent to the homeowner. That ID is how both sides talk about the same appointment later, including reschedules, no shows and outcome reporting.
Fails when: Invite not accepted by the calendar, or a duplicate of an existing booking.
- 07
Final internal QA review before release
A second person reviews the notes against checkpoints one through six before the appointment is released to you. Anything that fails is fixed, rebooked, or dropped. You see the appointment after QA, not before, which is why fewer appointments reach you than we set.
Fails when: Any earlier checkpoint unmet on review.
