What Commercial Roofing Leads Cost
Lead Engine Sales and Marketing books shown roof inspections rather than selling leads. Pricing depends on your market size and inspection volume. We cover it on a 30 minute call. The published commitment is at least 4 shown commercial inspections a week, or at least 6 shown residential roof inspections a week, for one roofing contractor per market. Shown means the decision maker was present, your inspector arrived, and the roof was actually looked at.
Commercial roofing leads are sold in several different ways and the prices are not comparable to each other. A shared lead is a contact sold to more than one contractor. An exclusive lead is a contact sold once. A booked inspection is a confirmed time on a calendar with the decision maker. The right comparison is not price per lead, it is cost per inspection that actually happened, and then cost per signed job.
How does our pricing work?
Pricing for every program is scoped on a 30 minute call. Programs run month to month with no long term contract, and one roofing contractor is accepted per market.
Your cost per shown inspection varies with your market and with whether the work is residential or commercial. Residential programs have a weekly floor of at least 6 shown roof inspections. Commercial programs have a weekly floor of at least 4 shown roof inspections, and any appointment that misses the Lead Engine Appointment Standard is replaced at no charge. Shown means the decision maker was present, your inspector arrived, and the roof was actually looked at.
How does the appointment reach you?
Every appointment lands on your calendar with the address and the time on it, so your estimator knows where they are going and when. Before it reaches you it clears the seven checkpoints of the Lead Engine Appointment Standard.
Why is this different from buying leads?
Shared form leads put you in a race with other roofers. We work with one contractor per market so every inspection we book is only ever yours.
What else do buyers ask before the inspection?
How much does a commercial roofing lead cost?
It depends on the model. Shared leads, exclusive leads and booked inspections are priced differently and are not directly comparable. Compare on cost per inspection that happened and cost per signed job.

7 checkpoints every appointment clears before it reaches you
Most companies describe a process. This one is written down, checkpoint by checkpoint, so you can hold us to it. An appointment that fails any checkpoint is fixed, rebooked or dropped before your estimator ever sees it.
- 01
Building contact and authority confirmed
The rep confirms they are speaking with the property manager, facility manager, owner or asset manager who can approve a roof inspection.
Fails when: Contact cannot approve a roof inspection.
- 02
Property inside the contractor's approved service area
Every appointment is checked against the zip list and drive radius you approved at kickoff. If the address sits outside your area we do not book it, we do not pass it to you as a courtesy, and we do not sell it to another roofer in the same market.
Fails when: Address outside your approved zips or drive time.
- 03
Roof system, approximate age and the reason for the inspection documented
Roof system, approximate age and the reason for the inspection documented, such as an active leak, a failed survey, a planned replacement or the next budget cycle.
Fails when: No stated reason for the inspection.
- 04
Decision maker confirmed to be present at the appointment
We ask directly whether anyone else is involved in the decision, and if so we book a window when that person is also home. For commercial and property manager appointments we confirm the contact's authority to approve an inspection and who signs off on scope.
Fails when: Decision maker unavailable at the proposed time.
- 05
Specific inspection window agreed and read back
A specific inspection window agreed with that contact and read back, including site access.
Fails when: Contact will not commit to a specific window or site access.
- 06
Calendar invite issued with a unique reference ID
The appointment lands on your calendar with a unique reference ID, the qualification notes attached, and confirmation sent to the homeowner. That ID is how both sides talk about the same appointment later, including reschedules, no shows and outcome reporting.
Fails when: Invite not accepted by the calendar, or a duplicate of an existing booking.
- 07
Final internal QA review before release
A second person reviews the notes against checkpoints one through six before the appointment is released to you. Anything that fails is fixed, rebooked, or dropped. You see the appointment after QA, not before, which is why fewer appointments reach you than we set.
Fails when: Any earlier checkpoint unmet on review.
